A tiny house in Belgium: what is allowed where?
In Belgium, spatial planning is a matter for the regions, so Flanders, Wallonia and Brussels each have their own rules. If you want to live in it, you almost always need a permit. Here you can see what applies in your region, and which of our houses fit as a zorgwoning (a temporary, movable care dwelling next to an existing home) in Flanders.

What applies to a tiny house
Apart from zorgwonen (living in a care dwelling) in Flanders, no region exempts a tiny house you live in from needing a permit. The difference lies in how the house is classified, which exceptions exist and which energy requirements apply.

All our houses measured against the Flemish rules ↓
- First check the zoning of your plot in the gewestplan (the regional zoning plan) or the ruimtelijk uitvoeringsplan (the spatial implementation plan): living there must be allowed. Only then choose a house.
- Zorgwonen in Flanders: a temporary, movable zorgwoning next to an existing, permitted home needs a notification rather than a permit. It stands within 30 m of the main home, in the side garden up to 3 m or in the back garden up to 1 m from the plot boundary, is at most 3.5 m high and 50 m² gross floor area, connects to the utilities and drainage of the main home, and is not in a flood zone or a spatially vulnerable area. It may stay for three years, another three years with a new notification, and must be removed within three months after the care ends. At most two people live in it, at least one of whom is 65 or older or in need of care, or the carer.
- On a licensed campsite or other tourist accommodation in Flanders, a movable unit may stand without a separate omgevingsvergunning. These are rules for tourist stays.
- Always check first with your municipality's planning department (dienst omgeving) what applies to your plot, before you order.

Which houses fit
All our houses, measured against the Flemish rules
The footprint here is the length times the width of the house. Only our lower houses fit as a zorgwoning with a notification, because the limit is 3.5 m high. For the EPB exemption, the usable floor area counts, and all our houses except Leah, Antonia and Evergreen XL stay under 50 m².

Questions about a tiny house in Belgium
Do I need a permit for a tiny house on wheels?
Yes, if you want to live in it. In Flanders, placing a structure requires a permit, and so does habitually placing movable structures that can be used for living in. In Wallonia and Brussels it is no different. We send the drawings, weights, U-values and technical documentation free of charge.
Can I put a tiny house in the garden for my parents?
In Flanders you can, as a zorgwoning, with a notification instead of a permit, if at least one resident is 65 or older or in need of care and the house is at most 3.5 m high and 50 m² in size. It may stay for three years, extendable once by three years. The main home and the land of the zorgwoning must belong to the same owner(s).
Does a tiny house have to meet the EPB requirements?
In Flanders not if it is a detached building with less than 50 m² of usable floor area, or if the permit is valid for at most two years. Wallonia and Brussels have their own rules; ask there what applies to your house.
What is a habitation légère?
That is what Wallonia calls a light dwelling that you use as your main residence and that meets at least 3 of 9 criteria, such as movable, demountable, light, without an upper floor or without foundations. There are separate minimum standards for safety and health. An urban planning permit is still required, and the plot must be in a zone where living is allowed.
Can I have my domicile there?
Everyone must be registered at their main place of residence. The municipality may not refuse this for planning reasons, but can then register you provisionally. A registration is not a permit: it does not make living in a place where it is not allowed legal.
How much VAT do I pay?
21%, whether we only deliver or also install. The reduced rate of 6% is for work on homes at least ten years old and so does not apply to a new house. If you want to borrow for your house, take a look at Financing.
Can I see one of your houses in Belgium?
Yes, in Kasterlee you can spend a night in a Julia on a campsite. You'll find more about that and about viewings in the Netherlands under Viewings.
