A tiny house on wheels in front of mountains in Norway

Mikrohus · tiny house

Want to place your house in Norway? Here is everything you need to know.

A tiny house you can apply for yourself

Norway has its own category for small homes: mikrohus (micro houses) of up to 30 m². The rules are simpler than for an ordinary house, and you do not need an ansvarlig foretak (an approved responsible firm). Here you can see the rules, and which of our houses fit.

  1. Energy requirementsTEK17 ch. 14applies in full, as for other homes
  2. Mikrohus30 m² BRAone dwelling, one storey, max 4.5 m high
  3. ApplicationYou can apply yourselfwithout an ansvarlig foretak or independent inspection

What makes a tiny house a mikrohus

In everyday speech, most people say minihus or tiny house. In the building regulations (TEK17), the category is called mikrohus, and it applies to detached homes that meet the requirements below.

  1. 1How big
  2. 2How high
  3. 3How to apply

  • The reguleringsplan (the zoning plan) or kommuneplan (the municipal plan) for the plot decides whether a home is allowed there at all. Distance to the neighbour's boundary, access, parking, water and sewage and waste collection must also be in place.
  • The exemption for buildings of up to 50 m² in byggesaksforskriften § 4-1 does not apply to buildings for living in, so it cannot be used for a house you will live in.
  • If the house stands on the plot for a shorter time, the rules may be different; Oslo kommune writes, for example, that you do not need to apply for a mikrohus that stands for up to two months.
  • Always ask the municipality about your particular plot before you order.

Which houses fit

All our houses, measured against the rules

The area here is the house's external dimensions, length times width. All the houses up to and including Lucia fit in size and height. River and Lucia have such large sleeping lofts that it depends on how the municipality counts the loft in the usable floor area. The semi-mobile and non-mobile models are also built for the energy requirements.

The mobile models with the older insulation made of recycled textile do not reach the values in TEK17 § 14-3, so they cannot be approved as a mikrohus without a thicker build-up. A sleeping loft counts towards the usable floor area where it is high enough, and with River and Lucia this can take the area over 30 m². Ask us for the drawings, and you and the municipality will see exactly what applies.

Good to know

Common questions about mikrohus

Are minihus, mikrohus and tiny house the same thing?

In everyday speech, yes. Mikrohus is the name of the legal category in TEK17 from 1 July 2023. Minihus and tiny house are used for the same small houses, including those on wheels.

Do I need to apply for a building permit?

Yes, for a house you will live in. The category makes the technical requirements simpler, not the permit itself. But you can apply yourself, without an ansvarlig foretak. We send the drawings, weights, U-values and the technical documentation you need, free of charge.

Can I use it as my permanent address?

A mikrohus with a building permit and ferdigattest (the completion certificate) can be a registered address in Folkeregisteret.

What do I pay in VAT and customs duty?

Norway is outside the EU. The house is exported from Sweden without VAT, and Norwegian import VAT of 25 % plus any customs duty is collected at the border. The buyer is normally the registered importer, but a customs agent we employ prepares all the required paperwork.

What about the electrics?

The Norwegian rules for electrical installations are different from the European ones. We build to Norwegian standard as an option, and we recommend choosing it. Tell us early that you are in Norway, and we will include it in the quote.

Can I see a tiny house in Norway?

Yes, with owners in Oslo and at Saltnes who show their house. See more on the Viewings page. If you need a loan, you will find more under Financing.
