Want to place your house in Denmark? Here is everything you need to know.
A tiny house you can live in all year round
In Denmark, a tiny house you live in is an ordinary dwelling under the building regulations. The authorities have written guidance specifically for houses up to 50 m², and it makes the conversation with the municipality easier. Here are the rules, and which of our houses fit.
- PermitByggetilladelsefrom the municipality, also for a house on wheels
- Energy frame30 + 1 000/AkWh per m² per year under BR18

BR18 and the guidance on tiny houses
What applies to a tiny house
Denmark has no special category for tiny houses. The house is a year-round home, and the building regulations BR18 apply. The guidance on tiny houses shows how the requirements are typically met, and where the municipality can grant a dispensation.

All our houses measured against the rules ↓
- The lokalplan (the local plan) or the kommuneplan (the municipal plan) decides whether a home may be built on the plot. In landzone (the rural zone), a new house normally needs a landzonetilladelse (a rural zone permit).
- In summer house areas you are generally not allowed to live all year round; pensioners can gain the right to do so under certain conditions.
- Some municipalities have set aside areas for tiny houses; most have not.
- Always ask the municipality about your particular plot before you order.

All our houses, measured against the rules
The area here is the house's external dimensions, length times width; the heated floor area is slightly smaller. All our houses except Helena and Evergreen XL are within the guidance's 50 m². Our semi-mobile and non-mobile models are specified to meet the energy frame, the mobile models are not.

A house on wheels used as a home is treated as a building and not as a caravan, so the mobile models must also meet BR18 if you want to live in them all year round. Ask us for the drawings and the U-values, so you and the municipality can see exactly what applies.

“We’ve had our Julia since December 2025, and it’s been great. Everything works exactly as it should, the quality is really impressive.”
“Vagabond Haven delivered our Nature Pod to our full satisfaction. There is always a bit of back and forth in a process like this, but we are really happy with the professional process and with our Nature Pod!”
“The workmanship at delivery was really fine, and now, four years later, it still looks good and needs no repairs.”

Questions about tiny houses for year-round living
Is it called tiny house or minihus?
Both are used. The authorities write tiny house, and many people also search for minihus or tiny house på hjul (tiny house on wheels). They are the same small houses.
Do I need a byggetilladelse?
Yes, for a house you want to live in, even if it stands on wheels. The municipality can grant a dispensation from individual requirements in the building regulations, and the guidance on tiny houses shows how. We send drawings, weights, U-values and the technical documentation free of charge.
Can I register it as my address?
A tiny house with a byggetilladelse and an ibrugtagningstilladelse (permission to take the building into use) can be a registered address in CPR.
May I place it in a summer house area?
As a rule you may not live all year round in a summer house area, and a summer house follows different rules from a year-round home. Ask the municipality about both the building and the use before you choose a plot.
How much VAT do I pay?
25 %, the Danish rate, whether we only deliver or also install.
